If you have a lot to spend, or even just a little, the right home improvements will increase your home’s value. Finding the right combination of improvements and matching them up to your budget can be a serious balancing act. Increase Your Home’s Value on 10 Different Budgets


$100 or Less - Start with the paint. A freshly painted room will look updated and clean. On average, a gallon of paint costs around $25 and will cover between 400 – 450 square feet. Calculate accordingly, and you will have plenty of money left over for other painting supplies. Some other low cost ideas: Have an energy audit from your power company to see where you can save in energy costs. Check magazines, TV shows, and websites for home improvement inspiration. Spend an hour with a real estate professional or designer to get suggestions on furniture placement and color schemes.

$100 to $200 - Add a money saving luxury like a water filter. It is a nice perk for a potential buyer and can save money in the long run. You can also plant a couple of new trees and add shrubs and plants that are water conserving by nature. Less watering equals big savings on lawn maintenance.

$200 to $400 - Hire a cleaning company for a top to bottom interior cleaning. Add some new lighting to visually increase the size of various rooms. Consider replacing old fixtures with newer, energy-efficient models. Add some storage units to closet spaces to keep an organized display.

$400 to $750 - Go for a bathroom update. A new vanity or new tile are cost effective ways to increase value. This applies to the kitchen as well. Swap out an old appliance for a new one to upgrade appearance and convenience. Replace worn carpets or area rugs. Hire a handyman for a day to shrink the size of your to-do list.

$750 to $1000 - Upgrade old appliances to newer, energy efficient models. Energy star labeled appliances can use 10 - 50% less power and water than older models. Consider a tankless water heater. It can be a huge energy-cost saver. Up your curb appeal for around $1000 with fresh sod for your lawn.

$1000 to $1500 - Make a big impression with a new entryway. Add a new door and new tile flooring to wow buyers when they step in. Update rooms with crown molding, and remove the popcorn ceiling.

$1500 to $2000 - A landscape designer can transform your yard into a showplace. Although more expensive, the planting of mature trees can really establish your home’s exterior. In this price range, you can consider a full lighting renovation on the interior, including sconces and chandeliers.

$2000 to $3000 - Consider adding sliding glass doors to a closed bedroom or den. This can enhance interior and exterior appeal, and make a room appear a lot larger and seem to be better lit.

$3000 to $5000 - Resurface your driveway and other surfaces such as around the pool or patio. Get rid of worn, outdated flooring and replace it with a wood floor alternative like sustainable bamboo. The neutral tones of it can add great appeal to your home.

$5000 or more - Consider a full kitchen makeover. The kitchen consistently brings back returns of 85% and higher. Custom cabinetry, granite countertops, and stainless steel appliances are great additions, as long as they don’t overshadow the style of the rest of your home. In this price range you can also consider a new exterior paint job, or adding a solar water heater to cut energy costs by as much as 80%.
